Hotel Livemax Tokyo Ayase Ekimae

"LONG REVIEW:\n\nI stayed in the property for 14 days/13 nights. Location is around 4-5 minutes walk from train station (needs 3 train rides from airport). There are nearby convenience stores and restaurants in the area. I liked that there is a near Tokyu Store which has better food than 7-11 or Family Mart. The bedroom is big compare to other hotels as you can still widely open two large suitcase all at one time. There is microwave, kettle and mini ref in the room but they do not provide free coffee or tea. There is a note in the reception that you can drink the water from the faucet and I did. Water pressure is high.\n\nAs what other guests said, cleanliness must be improved in this property. They do not dust or vacuum the room, just changing the linens and towels, wiping the bathroom and that’s it. You can see the dirt in the table, oven, and window. The hallway carpet is dirty and with visible and seems to be permanent stains. They do not have a phone in the room so if you are in the 13th floor (last floor), you have to go down to reception, in 2nd floor, to get what you need. They have laundry and dryer, also in the 2nd floor, and you can buy detergent from reception.\n\nThe most negative part of my stay is their offered breakfast, which you can have at their partner restaurant in the same building of the hotel. If you see the photo I posted, that’s what I ate for 11 days. NO JOKE! Like seriously no options. Only drinks has option (hot coffee, iced coffee, tea, OJ). For the room rate I paid, I think I deserve a buffet breakfast. I think also that the plated and no-other-option breakfast is not explained in their website because I would not mind spending more if I knew that the breakfast is like that.\n\nAnother thing that surprised me is how really tiny their toilet. Their toilet is not for Western men. Compared to the other hotels I stayed twice in Tokyo an in Osaka, theirs is the smallest.\n\nLastly is the very unwelcoming and unaccommodating lady receptionist, which I think is a Duty Supervisor. I was not able to get her name but I met her at around 2pm when I arrived in the hotel. She is white, long hair, wearing glasses. When I asked if I can check in already per my email request ( I requested via email prior my arrival since I will be stying for 2 weeks) she straightly told to my face that check in is at 3pm and if I want to check in early, I need to pay extra. She also added to roam around and come back at 3pm. I did not bother to argue since I was very tired, have not slept yet and again, I will be staying for 2 weeks so I let it go.\n\nTo the management, I hope you can train more your staff on how to deal with your guests. It is sad to see that your staff are not portraying the hospitality your business is promoting and advocating.\n\nShall I stay again in this hotel? No. I will stay in their competitor across the next block, which is actually nearer to the train station and with buffet breakfast, and nearer to other shops and restaurants. Smile!"

"As many other reviewers have pointed out, there is indeed a noticeable sense of dustiness throughout the hotel, and the level of cleanliness can feel subpar. The cleaning seems to be done largely by part-time foreign staff rather than professional housekeeping, which adds to the overall amateur impression.\n\nHowever, the actual quality of the rooms is not bad at all. A particularly convenient feature - especially for long-term guests - is the presence of a microwave in each room. This made it easy to heat up food or prepare simple meals during my stay. It's worth noting, however, that there was one late-night incident when a fire alarm went off due to overheating.\n\nI had booked a semi-double bed through Agoda, and given that platform's reputation, I was genuinely concerned up until check-in about whether the bed would be what was promised. Fortunately, the bed was indeed a proper semi-double, and there were no problems on that front.\n\nLaundry facilities, including both washers and dryers, are conveniently located near the reception area on the second floor. These were useful and reasonably priced. The hotel also offers thoughtful services such as complimentary umbrella rentals and a key-card only elevator, which adds a layer of security to the stay.\n\nDespite the cleaning concerns, the overall quality of service was relatively high. Considering everything - room amenities, safety features, and convenience - the prices felt very reasonable. In fact, the value was impressive, and it's clear why the hotel attracts so many budget-conscious international travelers.\n\nAtmospherically, it feels more like a weekly apartment than a traditional hotel, which may or may not appeal to you, depending on what you're looking for. If you're looking for a budget-friendly stay with practical amenities and can overlook some rough edges in cleanliness, this property is a solid choice.\n\n** However, it is recommended to clean the washer-dryer duct. → Use a special drill-type brush to remove dust and reduce the risk of fire."
