"Livemax is not a bad hotel — I’ve used it in Osaka, Kyoto, and Nagoya. But this one specifically is one of the worst I’ve ever stayed in. It’s ugly, old, the toilet seat is misaligned, dusty, the sink pipe is leaking, and the mattress is old and of poor quality. And you know what? I could ignore all of that if it weren’t for the fact that my room has a permanent cigarette smell that’s impossible to get rid of from the moment I set foot in it.\n\nI booked 9 nights and will only use 2. I would have left earlier if I had found another hotel sooner. My other experiences with this hotel chain were 10/10 — but this one is the worst of the worst I’ve had the misfortune to encounter."

"So we stayed here as cheap hotel, for us it was a great location. Opposite to hotel u have 3 convienence stores and stations are 3-14 min away from hotel. Room was good a bity old and dusty but a place just to sleep and keep something in fridge for this price was great. Also cleaning service was great, love how a lady cleaned our room. Also most of stuff dont speak english so translator was needed. So to sum up hotel is old and have this old vibe, location is great and for its peice is great way to stay on budget in tokyo! Would recommend it well. Note: Photos are from our room at check out so can be little messy, ur room will be clean 😌"

"An utterly useless (due to poor design/installation) deadbolt, bedside covered in thick layer of dust, noisy appliances in the room, constantly dripping taps in both bathroom and kitchenette and rock hard bed.\n\nI called it quits and left, booking a separate place for the remainder of my stay as staff were unresponsive. When I tried to check out, staff were not present at reception. Waited half an hour before a friend came to meet me with a phone I could use to call - they refused to come to reception to speak regarding issues and told me to leave the key. 🤷\n\nMonumentally unhelpful.\n\nWent to a nearby chain hotel instead and had a clean room with deadbolts that work!"
