"Your rooms were definitely not clean and were way too small for two people. Also, I was told over the phone that I could check out at 10:15, and I actually closed the door at exactly 10:15. However, since you don’t have an elevator, carrying two large suitcases upstairs took me five minutes. Because of this, the receptionist forcefully charged me a late check-out fee. Even though I told him to check the cameras and explained that I had already left before 10:15, he stubbornly refused to accept it and made me pay. I will file complaints about this everywhere. Also, even though it was a non-smoking room, it smelled like smoke. But despite everything, I won’t forget the rude and unfair attitude of your receptionist."

"Location is less than 2minutes walk from kita Shinagawa. This is not, I repeat not a tourist location. You won't see mnay tourist here, but the people is nice and the rooms are clean. Smoking are is available outside next to the hotel."

"FLEXSTAY INN Shinagawa is a decent hotel. We chose here because it is nearer to Haneda Airport and it is still convenient to commute around Tokyo. It is less than 5 minutes walk away from Kitashinagawa train station, and 15 minutes walk away from Shinagawa Station. The room is relatively small (more spacious than hotels in Tokyo for the same price though), but it is clean and equipped with basic amenities. The service is minimal, just check-in and checkout. It was OK. The stay at this hotel worth value for money. Only one thing, this hotel does not have a lift, a bit challenging with big luggages."
