"Positives:\nLocation is superb!\nGreat use of space even in their smallest room. And their smallest room felt well proportioned for Tokyo standards (for solo use!)! I asked for a "room with a view" when booking and was given 12th floor room overlooking the station entrance and Akiba-Yodobashi which was spectacular and I was quite happy about. Great amenities availiable in the room and in the hotel overall - kettle was great, fridge was great, scales to weigh your luggage on every floor - great! At the reception you can also replenish stock of everything you might need - toothbrush or even makeup remover liquid; also teas and bath salts!\n\nUnpleasant surprise:\nI stayed there 13 nights, so on day 4 I was given a letter informing me that they will have to clean my room the next day. Which meant I had to find time to tidy up before feeling comfortable to let them come clean. Just a bit of a hassle and an extra 20 minutes in the morning to get everything in order.\n\nNegatives:\nReception staff does not really speak English! Once I was meant to give them my preferred time for cleaning to be done next day and I asked for 1:30PM, they have noted that down as 11:30AM! Asking for help to get a taxi we both had to use translation apps on our phones."

"I extended my stay upon arrival and was charged ¥1,200 more than the rate on the hotel's own website — no explanation given.\n\nThe room had visible floating dust even with air purifier and ventilation on. I experienced severe skin irritation from the bedding and air quality.\n\nHaving stayed at Daiwa Roynet hotels in Tokyo ozaki and Kyoto just after, the difference in hygiene and guest consideration was shocking.\n\nI honestly question whether guests are being treated differently based on nationality.\n\nWill never stay again, and do not recommend to anyone with dust allergies or skin sensitivity."

"We booked two rooms for 2 adults and 3 children, with 4 suitcases and a stroller. It was absolutely impossible to fit into these rooms. The bed was only about 1.4 meters wide – impossible for three people to sleep comfortably. There was no space for the stroller or the suitcases either. In the second room, one adult, two children, and three suitcases were supposed to fit — completely unrealistic. We would have had to change clothes in the hallway.\n\nThe booking system assigned the rooms incorrectly, and the descriptions were completely misleading. We cancelled immediately upon arrival, but still a one-night fee was charged with no goodwill or compromise. They offered a larger room for an additional fee, but it was only available on certain days, meaning we would have had to switch rooms during our stay.\n\nThe whole hotel smelled heavily of perfume and disinfectant. Most guests seemed to stay only 1-2 nights; the lobby was full of luggage. There is no proper lobby area for what is supposed to be a 4-star hotel. Very disappointing experience."
